Collect ground rent, services charges and other sums due.
Ensure that the property complies with all the current relevant legislation including a
Fire Risk Assessment.
Promptly pay all insurance premiums, utilities, expenses and outgoings of the property.
Maintain proper accounts in respect for all monies received and held
Operate a designated client service charge account including a separate account for any reserve fund
Prepare annual service charge budgets
Plan strategic future major works schedules and budgets accordingly
Inspect the property regularly and arrange any maintenance required
Attend an annual general meeting where required
